Registration of Land

At Milwyn Jenkins & Jenkins clients are encouraged to apply for voluntary first registration of their property and land with the Land Registry. This ensures that certain rights such as sporting and manorial rights are recorded. There are various reasons why we offer this advice to include the following:

  • greater protection against the possibility of losing title by adverse possession;
  • the provision of state-backed registration, giving greater security of title;
  • increased certainty and ease of buying and selling property;
  • the indemnification of proprietors against any loss if they are deprived of their state-backed title on a rectification of the register
  • the register sets out all the rights that benefit and affect the title to the property;
  • the full extent of the land in title is shown by an up to date plan which reduces the chances of there being a boundary dispute.
